STEAMBOAT SPRINGS - Bob and Joan Boglioli of New Jersey sat in a model unit at The Porches, a 66-unit townhouse development under construction off Steamboat Boulevard. They were talking with developer Bruce Shugart and Realtor Randall Hannaway, but most of their attention was on the building itself.
"We were just bowled over when we walked in," Joan Boglioli said. "I don't know how you could walk in there and not want to buy one. We spent most of the day in there, and said, 'We can't wait until this is ours.'"
"We just fell in love with it," Bob Boglioli said.
For the past 13 years, the Bogliolis have been coming to Steamboat Springs on vacation. In that time, they also have been searching for their dream retirement home.
They chose The Porches for several reasons, including the units' workmanship and size, which Joan Boglioli said could accommodate her entire extended family.
The four- and five-bedroom, 3,500- to 5,100-square-foot townhomes are vast inside, and while all units have one room with nooks for up to three bunk beds, they also have two large living spaces with plenty of room for additional overnight guests.
The project, which is comprised of 33 duplex buildings, will be built during the next four years and will have a price tag between $150 million and $200 million, explained a member of the listing company, Colorado Group Realty.
The project is being developed by a trio of Aspen and Denver developers who joined forces to create Mountain Meadow Preserve LLC.
Seeing other Mountain Meadow Preserve projects and hearing compliments about the developers helped Cheyenne, Wyo., residents Patrick and Nancy Higgins decide to buy a townhouse at The Porches.
The couple already has a condominium in Steamboat, but Patrick Higgins said he and his wife were looking for something bigger.
"We liked the quality of construction and the quality builder," he said. "We've seen their work in the Vail Valley, and they have some of the best craftsmanship around -- actually, some of the best craftsmanship I've seen anywhere. That's kind of what we were looking for."
Like the Bogliolis, Higgins said he also took into consideration The Porches' combination of house-like appeal and property-management amenities such as full maintenance, cleaning, concierge, shuttle and other services.
The Porches also features a centrally located amenities building where residents may gather for meetings, parties, business activities, concierge services, or spend time in the fully equipped fitness center. The "Barn" will have a full-time managment staff on duty to service for all the owner's and guest's needs.
Though priced at more than $1.5 million per unit, The Porches considers itself one of the less expensive high-end projects in Steamboat at just more than $300 per square foot.
Still, The Porches is built with quality finishes including premium wood trim, heavy timber framing, stone accents, granite countertops and stainless steel appliances.
The Porches units are available for sale by whole ownership or Private Residence Club, in eighth shares.
